¨ Prepare Your Property to be Rented - We will meet with you to evaluate your property and make recommendations to prepare your property in order to maximize your rental opportunity.
¨ Determine Optimal Monthly Rental Amount – With each tenant turn-over or on a yearly basis, if appropriate and/or requested, we will conduct a rental survey to determine optimal monthly rental amount.
¨ Design a Targeted Marketing Program - We will design a marketing program that will expose your property to potential renters in order to fill the vacancy as soon as possible. We will execute a targeting marketing program utilizing the Internet, Orange County Multiple Listing Service, and various other means and avenues as appropriate.
¨ Thorough Screening of Applicants - We will thoroughly review each prospective tenant’s rental and credit history, including prior evictions. Current employment, stated income, prior rental history, including payment history and care of property, will also be verified and assessed. We will discuss the results of the screening process with you and make our recommendation.
¨ Coordinate New Tenant Move-In - We will prepare all rental/lease agreements and local, state and federal disclosure requirements utilizing California Association of Realtors approved forms. We will meet with the new tenant to ensure all agreements have been properly executed prior to the move-in. We will collect the first month’s rent and security deposit in the form of a cashier’s check prior to or upon the tenant’s move-in. We will have the tenant complete a statement of condition report, called a “Move-In, Move-Out”, verifying the condition of the property at the time of move-in and will instruct the tenant regarding rental payment terms and required property maintenance.
¨ Prompt Rental Receipt Collection and Disbursement – We will collect your rental income from the tenant at the beginning of each month and will disburse the rental proceeds in a timely manner on a monthly basis. If your bank has a local branch, we will hand carry the rental monies and deposit into your account. We will follow-up with an e-mail or phone call, if preferred, to communicate the rent was paid and the money is in your account. If necessary, we will serve three day notices to “Pay or Quit”. (If eviction services are needed, we will provide you an excellent referral to handle that on your behalf.)
¨ Property Maintenance Services – We provide 24-hour emergency repair service coordination. We help minimize the cost of repairs and maintenance using our extensive network of contractors, vendors and handyman services. We will coordinate property reconditioning, including painting, window coverings, new carpet and/or carpet cleaning. We will also arrange and/or coordinate for necessary services such as utilities, gardening and pool service.
¨ Coordinate Tenant Move-Out – We will coordinate all aspects of tenant move-out including property condition evaluation, utility transfers, security deposit accounting and return.
¨ Timely Communication – We will keep you informed of pertinent updates and changes to the Landlord/Tenant Law as it pertains to your specific situation. Our communication of property status, condition, updates, etc. will be done in a thorough and timely manner or as directed by your preference.
¨ Property Inspections – We will conduct a drive-by inspection of your property on a monthly basis. Further, should there be any repair requests where entry into the property is appropriate, we will do an inspection at that time. Additionally, we will meet with the tenant upon their vacating the premises and conduct a walk-through through inspection with them and again prior to the subsequent occupancy.
¨ Annual Income/Expense Report – Annually, we will provide you with a report that will recap monetary activities associated with your rental that we have coordinated. This report, in spreadsheet format, will include rents collected and deposited, service requests, costs and conclusions, and miscellaneous other items. This will be useful to you or your accountant for tax preparation purposes.
